When holding a real estate investment for a number of years, property management is the key to a worry free hold time; this is what we call smooth sailing. We belong to the AOA and the NAIOP in order to stay aware of changes in legislation, and to have access to wide variety of services and networks not found elsewhere. With our knowledge of the industry, and the tools provided to us by our information network, we are able to manage property effectively and efficiently.
To appease different needs, we offer two different property management service packages. The onsite office management service includes management of the repair and maintenance of the property, along with inspections, notice service, unit showing, and organized meetings. The full service management service includes all the onsite services, plus accounting services such as bill payment and book keeping. Our one time services are for owners in need of assistance for a particular task such as notice serving or inspection. Benchmarking your property for C02 emissions and advertising your property for sale go hand and hand. With the threat of global warming looming many potential buyers will want to know about how much C02 the property emits. This may become increasingly necessary to manage as we move towards carbon caps, or a carbon tax. Rauco works with third party advisors to pinpoint a property's emissions and give recommendations on how to lower this measurement. These ratings and reports help prospective investors decide among the many commercial investments available to them.
In addition to carbon benchmarking investigation and advertisement, we also advertise buildings through the use of an address specific website, complete with pictures and a full video showing of the property, and of course income and expense reports, accessible by password only.
